Case Study: Exterior Refurbishment of Monifieth Medical Centre

Project: Full External Cleaning & Refurbishment
Location: Monifieth, Angus
Client: Monifieth Medical Centre / Facilities Management

Project Overview

Ecoguard Scotland was appointed to carry out a comprehensive exterior refurbishment programme at Monifieth Medical Centre as part of a planned improvement of the building’s external appearance and functionality.

The scope of works covered all key external surfaces, from roofing and rainwater goods to render, glazing, hard landscaping, and signage. The project was completed while the medical centre remained fully operational, requiring a carefully planned approach to safety, access, and sequencing.

Scope of Works

The project involved a wide range of specialist exterior cleaning services, delivered in a coordinated programme to minimise disruption and maintain safe access for patients, staff, and visitors.

Works undertaken included:

Roof Cleaning

  • Large-scale roof cleaning using specialist roof cleaning equipment

  • Safe access provided via MEWP (Mobile Elevating Work Platform)

  • Removal of moss, lichen, and organic growth to improve appearance and drainage performance

Gutter Cleaning

  • Full gutter clearance using industrial gutter vacuum systems

  • Carried out without the need for invasive access or disruption below

  • Ensured free-flowing rainwater systems and reduced risk of blockages

Render Cleaning

  • Softwash cleaning of rendered elevations

  • Removal of organic staining and surface soiling using controlled, low-pressure methods

  • Preserved the integrity and finish of the render

Window Cleaning

  • Thorough external window cleaning to all elevations

  • Improved natural light and overall building presentation

Hard Landscaping & External Areas

  • Pressure washing of a large monoblock car park area

  • Re-sanding of joints to stabilise the surface and restore appearance

  • Pressure washing of paving slabs, footpaths, and pedestrian routes

Detail & Feature Cleaning

  • Cleaning of external signage and smaller architectural features

  • Ensured a consistent, refreshed appearance across the entire site

Working on a Live, High-Traffic Site

One of the key challenges of this project was delivering extensive exterior works while the medical centre remained open and fully operational.

Key considerations included:

  • High volumes of patients attending appointments throughout the day

  • Continuous pedestrian and vehicle movement

  • Maintaining clear, safe access routes at all times

Ecoguard Scotland implemented strict site management and safety procedures, including:

  • Phased works to avoid peak patient times where possible

  • Clear segregation of work areas using barriers and signage

  • Daily coordination with centre management

  • Use of appropriate access equipment to minimise ground-level disruption

Health, Safety & Organisation

Safety and organisation were central to the success of the project. All works were carried out in line with detailed risk assessments and method statements, ensuring:

  • Safe operation of MEWPs

  • Controlled use of cleaning systems and equipment

  • Minimal noise and disruption during clinic hours

  • Protection of staff, patients, and visitors at all times

Outcome

The completed works significantly enhanced the appearance and condition of Monifieth Medical Centre. Roofs, walls, glazing, and external areas were restored to a clean, professional standard, improving both the visual impact and long-term maintenance of the building.

The project was delivered on schedule, with no disruption to medical services, demonstrating Ecoguard Scotland’s ability to manage complex, multi-discipline exterior works on busy, live sites.
